These Terms and Community Standards ("Terms") govern your use of rooms4renting.com and your interactions with Rooms 4 Renting ("we", "us", or "our"). By accessing our website, contacting us, or submitting a room inquiry, you agree to these Terms. If you do not agree, please do not use our website or services.

Our rooms are available to individuals who are 18 years of age or older and who can enter into a legally binding agreement. By submitting an inquiry or application, you confirm that you meet these requirements and that the information you provide is accurate and complete.

Submitting a room inquiry expresses your interest in renting a room and does not guarantee availability or reserve a specific room. Room availability changes frequently, and rooms are offered on a first-come, first-served basis. A room is considered reserved only after we confirm it with you in writing and any required deposit or fee is received.

We may ask for additional information to process your application, including identification and references. We reserve the right to decline an application at our discretion based on our screening criteria and applicable fair housing laws.

Move-in dates, room assignments, and pricing are confirmed at the time of booking and may be subject to a separate rental agreement that governs the specifics of your stay. If anything in that rental agreement conflicts with these Terms, the rental agreement controls for matters specific to your tenancy.

Our properties are shared living environments. To keep them safe and comfortable for everyone, residents and visitors are expected to follow reasonable community standards, including:

• Respect other residents, neighbors, and staff at all times.
• Keep noise to a reasonable level, especially during quiet hours.
• Maintain cleanliness in shared and private spaces.
• Refrain from any illegal activity, harassment, or behavior that endangers others.
• Follow all building rules, safety guidelines, and instructions from management.

Violations of community standards may result in warnings, fees, or termination of your rental agreement, as outlined in that agreement and permitted by law.

Rent, deposits, and any applicable fees are described in your rental agreement. Payments are generally due on the schedule set out in that agreement. Late payments may be subject to fees as permitted by law. Utilities described as included, such as heat, water, electric, and internet, apply to reasonable residential use; excessive or abusive usage may be addressed under your rental agreement.

Rooms and shared areas are for residential use by authorized residents and their approved guests. You are responsible for damage caused by you or your guests beyond normal wear and tear. Any maintenance issues should be reported to management promptly so we can address them quickly.

The conditions for ending a rental, including notice periods and any early termination terms, are set out in your rental agreement. We may end a rental arrangement where permitted by law and by that agreement, including for non-payment, violations of community standards, or material breaches of the agreement.

This website is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, Rooms 4 Renting is not liable for indirect, incidental, or consequential damages arising from your use of the website. Our liability for any claim related to the website is limited to the maximum extent permitted by applicable law.

These Terms do not limit any rights you may have under consumer protection or housing laws that cannot be waived by agreement.

We may update these Terms from time to time. When we do, we will revise the date at the bottom of this page. Your continued use of our website and services after changes take effect means you accept the updated Terms.
